This project transformed a deteriorating waterfront home into a modern, high-end living space by addressing structural damage, redesigning interiors, and upgrading every finish inside and out.
Case study
This project began with a heavily worn waterfront property showing clear signs of long-term exposure to humidity, structural wear, and outdated construction. The exterior soffits were damaged, stucco was failing, and multiple areas required immediate repair before any cosmetic improvements could begin. Inside, the home had outdated layouts, worn flooring, and inefficient use of space, especially in the kitchen and bathrooms.
The first phase focused on demolition and structural correction. Damaged soffits and exterior sections were opened, repaired, and reinforced. Interior walls were removed where necessary to create a more open layout, while framing adjustments allowed for better spatial flow. At the same time, plumbing and electrical systems were upgraded, including new underground lines carefully routed around existing tree roots without compromising the landscape.
One of the key transformations happened in the kitchen, where we reimagined the space into a modern centerpiece of the home. The new layout includes a large custom island with integrated lighting and clean panel detailing, paired with quartz surfaces and a seamless backsplash. Ceiling modifications introduced recessed lighting and wood-accent beams, adding both warmth and depth to the space. The result is a functional and visually striking kitchen designed for both daily living and entertaining.
Bathrooms were fully rebuilt with a focus on luxury and durability. Custom vanities with natural wood finishes were paired with vessel sinks and integrated LED mirrors. Showers were constructed with precision-sloped bases, high-end tile work, and frameless glass systems. Special attention was given to waterproofing and material selection to ensure long-term performance in a humid coastal environment.
Custom millwork played a major role in defining the interior character. A full-height built-in shelving system with integrated lighting was designed and installed in the main living area, complemented by a refined fireplace wall. Additional cabinetry elements throughout the home provided both storage and architectural cohesion.
On the exterior, the transformation was equally significant. The facade was restored and upgraded with new finishes, clean geometric detailing, and refreshed architectural accents. Openings were reworked, including a custom circular window installation that became a defining feature. The outdoor areas were enhanced with new soffits, wood panel ceilings, and custom sliding barn-style doors, adding both function and visual appeal.
The backyard and waterfront-facing areas were refined to support a seamless indoor-outdoor lifestyle. Covered patio spaces were upgraded with stone flooring and custom-built furniture, creating a comfortable environment for dining and relaxation. Every detail was considered to ensure durability against coastal conditions while maintaining a clean, modern aesthetic.
Throughout the project, coordination between trades was critical. Structural work, MEP upgrades, finishes, and custom fabrication were sequenced carefully to maintain efficiency and quality. Regular inspections and on-site adjustments ensured that all elements aligned with both design intent and code requirements.
The final result is a fully transformed home that combines modern design with practical functionality. What started as a deteriorated structure is now a refined waterfront residence, delivering both aesthetic impact and long-term performance across every space.
