Project story
This project transformed a segmented, outdated interior into a cohesive open-concept living space through structural reconfiguration, full system upgrades, and high-end finishes. The result is a brighter, more functional home centered around a custom kitchen and integrated living areas.
Case study
This project began with a clear objective: to eliminate the limitations of a closed, outdated floor plan and create a modern, open-concept environment that better reflects how the homeowners live today. The existing layout divided the kitchen, dining, and living areas into separate zones, restricting both natural light and overall flow. Finishes were worn, systems were outdated, and the space lacked both functionality and visual cohesion.
The first phase focused on demolition and structural preparation. Interior partitions were carefully removed to open up the central portion of the home, allowing the kitchen and living areas to connect into a single continuous space. This required coordination with structural elements and preparation for new load distribution where necessary. At the same time, outdated materials, cabinetry, and finishes were fully stripped to expose the base structure and allow for a clean rebuild.
Once the space was opened, we moved into the rough-in phase. Electrical, plumbing, and HVAC systems were reconfigured to support the new layout and upgraded functionality. This included relocating outlets, integrating modern lighting plans with recessed fixtures, preparing connections for new appliances, and ensuring proper airflow throughout the expanded open area. All systems were aligned with the new kitchen design and overall spatial layout to avoid conflicts during later stages.
The installation phase centered around building out the core of the home: the kitchen. Custom cabinetry was installed with a full-height configuration to maximize storage while maintaining a clean, seamless look. A large central island was introduced as both a functional workspace and a visual anchor for the entire open-concept area. Cabinet finishes combined modern tones with natural textures, creating a balanced aesthetic that ties into the rest of the home.
Flooring installation played a key role in unifying the space. Large-format tile was selected to run continuously throughout the main living areas, visually expanding the interior and reinforcing the open layout. This approach eliminated transitions between rooms and contributed to a clean, modern finish. At the same time, walls were refinished and enhanced with subtle detailing to elevate the overall interior without overwhelming the design.
Bathroom areas were also upgraded as part of the renovation, incorporating modern fixtures, clean tile work, and improved layout efficiency. The design prioritized durability and ease of maintenance while maintaining visual consistency with the rest of the home. Materials were selected to perform well in a humid South Florida environment while preserving a refined look.
In the final phase, attention shifted to finishes and detailing. Lighting fixtures were installed to enhance both functionality and atmosphere, highlighting key areas such as the kitchen island and living zones. Trim work, wall paneling, and paint were completed to create a polished and cohesive interior. Each element was carefully aligned to maintain consistency across the open space.
The project concluded with a detailed walkthrough and punch-list completion to ensure everything met quality standards. The finished result is a bright, open, and highly functional home where the kitchen, dining, and living areas flow seamlessly together. The combination of structural improvements, system upgrades, and refined finishes delivers a space that feels significantly larger, more efficient, and fully aligned with modern living expectations.
